Chimney cleaning prices are usually written in a frustrating way: "anywhere from $150 to $900." That's technically true — but it's not helpful when you're trying to budget for your house.
So here's the straight answer for a typical annual sweep in 2026:
Open masonry fireplace — $299 to $449
Fireplace insert or wood/pellet stove — $349 to $549
Heavy creosote buildup (3+ years without cleaning) — may require chemical treatment starting at $1,500, quoted separately
You'll land at the low end if you have a single-story home, clean roof access, and you had your chimney swept last year. You'll land toward the high end if your home is two or three stories, your roof is steep or crowded with trees, or it's been a few years since the last cleaning.

What drives the price
Open masonry, fireplace inserts, wood/pellet stoves, and prefab metal each require different brushes, rods, and sealing. Inserts take longest because the unit often has to come out.
1-story homes with clear ladder access sit at the low end of the range. Steep roofs, 2 or 3+ stories, and obstructions like trees or decks require extra setup time and safety equipment, pushing toward the high end.
Annual sweeps are quick — thin layers brush away easily. At 3+ years (or never), Stage 2 creosote thickens, and Stage 3 glazed creosote requires PCR chemical treatment ($1,500+, quoted separately) before a standard sweep can finish the job.
A Level 2 camera inspection (+$399) adds a full video record of the flue interior — useful after chimney fires or real-estate sales. If the tech spots a cracked crown, missing cap, or nest during the sweep, you'll get a written quote before any additional work starts."
