CHIMNEY WATERPROOFING IN ANN ARBOR, MI

Brick is porous by design — it absorbs water and releases it again as vapour. In a milder climate that is harmless. In Ann Arbor it is the mechanism behind nearly every masonry repair we quote: water soaks into the brick, freezes, expands, and works the face apart from the inside. Do that a few dozen times a winter for a few decades and you get the spalling you see on chimneys all over Washtenaw County.

A penetrating vapor-permeable sealer soaks into the pore structure and repels liquid water while still letting the masonry breathe outward. That distinction is the entire job. Brown Chimney uses vapor-permeable products only, applied in two coats to full coverage. We never use film-forming sealers: a surface film traps the moisture already inside the brick, and in a freeze-thaw climate trapped water is precisely the problem you were trying to solve. One rule comes first — if your joints have deteriorated, tuckpointing comes before any sealer.

The Work

What waterproofing does for an Ann Arbor chimney.

Almost every expensive chimney repair here started as absorbed water. The white efflorescence staining you see on brick near the Huron River is the visible end of that process — salts carried out of the masonry by water moving through it. Sealing the surface stops liquid water at the door while leaving the exit open for vapour, which is why the vapor-permeable requirement is not a preference in this climate.

Timing matters as much as product. Sealer goes on masonry that is sound, clean, and dry — never over failing joints, never over damp brick, and in Michigan never late enough in the season that it cannot cure before the first freeze. It is cheapest and most effective right after repointing, while the joints are fresh and we are already on the roof. If the crown is cracked too, crown repair comes first: sealing the walls under an open crown just delays the same leak.

We seal chimneys across Washtenaw County and in Brighton and Northville. See everything we handle locally on the Ann Arbor page.

When to book

When is chimney waterproofing worth doing in Ann Arbor?

Waterproofing is preventive, not corrective — it protects sound masonry rather than repairing failed masonry. These are the situations where it earns its cost in a freeze-thaw climate.

01

You've just had the chimney repointed and the joints are fresh

02

White staining (efflorescence) is appearing on the brick

03

The brick face darkens noticeably after rain or a thaw

04

Early spalling — small flakes lifting off brick faces

05

The chimney is exposed on all sides with no shelter from weather

06

It has never been sealed and the masonry is still in good condition

If the joints are already failing or brick faces are spalling through, sealing will not hold — repair comes first. A $49 inspection tells you which stage you are at, and the fee credits toward the work.

What to expect

What happens during chimney waterproofing?

Waterproofing in Ann Arbor is a single visit on sound, dry masonry, scheduled while temperatures still allow proper curing. Two coats are applied to full coverage — a one-coat shortcut shows up as failure a few winters later.

01

Masonry condition check

Sealer doesn't fix failing joints. If the mortar is deteriorated, tuckpointing comes first — and we'll tell you that before taking money for a coating that can't hold.

02

Cleaning & drying the masonry

Masonry has to be clean and dry before anything is applied. Debris, efflorescence, and loose material are cleared from every exposed face above the roofline.

03

First coat application

A penetrating vapor-permeable sealer goes on all exposed brick and mortar above the roofline. Never film-forming — a sealed skin traps moisture inside the masonry and destroys brick faster than rain ever would.

04

Second coat

A second coat is applied over the first. Two coats is the standard here; a single coat is the shortcut that shows up as failure a few seasons later.

05

Inspection & photo report

Coverage is checked across every face, the finished work photographed for your report, and backed by the 1-year workmanship warranty on all labor performed.

We had an excellent experience with Brown Chimney, especially working with Jacques. He was professional, kind, on time, and took the time to answer all of our questions thoroughly. He also helped us get our masonry work completed by taking photos and connecting us with a professional who could help with that portion of the project.

FAQs

Common questions about chimney waterproofing in Ann Arbor

1 icon

Does chimney waterproofing actually work in Michigan?

On sound masonry, yes — and it matters more here than in milder climates. A penetrating vapor-permeable sealer stops water entering the brick, which is what freeze-thaw needs to do damage. What it cannot do is repair failed joints, so Brown Chimney assesses the masonry first.
Faq Number

What's the difference between vapor-permeable and film-forming sealers?

A vapor-permeable sealer penetrates the brick and repels water while letting moisture escape outward. A film-forming sealer coats the surface and traps moisture inside — which in a freeze-thaw climate is exactly the water that spalls brick. Brown Chimney uses vapor-permeable products only.
3 icon

Should I waterproof before or after tuckpointing?

After, always. Sealing deteriorated joints achieves nothing, because water enters through the failed mortar regardless. Repointing comes first, then sealer on fresh sound masonry. Doing both in the same visit is the cheapest sequence, since access is already set up.
4 icon

When can waterproofing be applied in Michigan?

On dry masonry in moderate temperatures, which in Ann Arbor means roughly late spring through early fall. The sealer needs to penetrate and cure before the first hard freeze — applying it too late in the season is how a good product ends up failing.
5 icon

Is waterproofing worth it on a chimney I never use?

Weather does not care whether you light fires. An unused chimney takes the same snow load, the same thaw cycles, and absorbs water the same way. If the masonry is sound, sealing it is one of the cheapest ways to keep it that way.
