Set the rebuild boundary where the masonry is sound

Chimney masonry rebuilding replaces a deteriorated section that cannot be adequately addressed by renewing mortar joints alone. Brown Chimney assesses the extent of broken brick, movement and earlier repairs before proposing how much of a Boston chimney needs to be taken down and reconstructed.

A partial rebuild can retain sound material below the affected area. More extensive deterioration may require a larger scope and additional structural review. The assessment determines that boundary; the number of damaged faces visible from the street is only part of the evidence.

Older Boston homes often call for careful material selection. Replacement brick dimensions, mortar compatibility and the joint finish all affect the result. We discuss practical matching and any designation-related requirements before specifying visible exterior changes.

The Work

Rebuild the stack with its water-shedding details in mind

The proposal identifies the masonry section, number of bricks and related components. A crown, cap or flashing may need attention alongside the rebuild, but those items should be visible in the scope. Reconstructing brickwork alone does not establish that the entire chimney system has been renewed.

Access planning matters for tall stacks and confined urban sites. We discuss material delivery, protection and debris removal before scheduling. During handover, photographs help explain the completed section and any components retained from the original chimney.

Where the brick remains sound, consider tuckpointing. Rebuilding may pair with crown work; if the stack is redundant, compare the scope of chimney removal.

When might a chimney need rebuilding?

Widespread masonry damage calls for an assessment of the structure, not only a cosmetic patch. Keep clear of falling material and arrange professional evaluation of visibly unstable sections.

01

Several courses contain cracked or badly deteriorated bricks.

02

The upper stack is leaning, separating or visibly out of alignment.

03

Brick faces continue to break away despite earlier surface repairs.

04

Damage extends beyond the mortar joints into the masonry units.

How a chimney rebuild is planned

We assess the affected section, define the brickwork and related tasks, and prepare the written quote. Dismantling, reconstruction and completion documentation follow the approved scope and access plan.

01

Assessment & brick count

Every brick in the rebuild scope is counted on site and the matching tier rate applied. Height, access, and the condition of the masonry below are documented with photos before a number is quoted.

02

Written estimate first

Rebuilds are never quoted verbally. The written estimate lists every line — brick count, crown rebuild, flashing, and cap — so you see the full total before any demolition begins, not after.

03

Controlled demolition

The failing section comes down course by course from the top. Sound masonry below is protected, debris is contained, and nothing travels through the house.

04

Rebuild with matched brick

New brick sourced to match your original, laid to the existing bond pattern. Crown, flashing, and cap are rebuilt in the same visit and quoted as their own lines on the estimate you already approved.

05

Seal, walkthrough & clean

Crown coat sealed, flashing set, cap fitted. The finished work is walked through with you, debris is hauled off site, and the labor is backed by the 1-year workmanship warranty.

The brick count

How many bricks is your rebuild?

A chimney rebuild is priced per brick, in tiers, not by the foot. Set the size of the stack and how far down the failed masonry goes, and watch the brick count, the tier math and the separate line items build from our price book.

Rebuild

Top-section rebuild

Failing masonry comes down to sound brick and is rebuilt with matching brick and proper mortar joints. It is priced per brick, in tiers: each rate applies only to the bricks inside its tier, so the average per brick drops as the count grows.

Brick count, about108 bricks18 courses × 6 per course (single flue stack).
Brickwork$5,23575 × $50 + 33 × $45
Average per brick$48.47Larger rebuilds cost less per brick.
  • Level 1 inspectionThe top is checked from the roof when access is reasonable. Credited toward repair work booked within 30 days.$49
  • Rebuild, about 108 bricks75 × $50 + 33 × $45 = $5,235. Failing masonry taken down and rebuilt with matching brick and proper mortar joints; debris hauled away and the site cleaned. Final price set on site after the brick count.$5,235
  • Crown rebuild, precast16 × 16 = 256 + $1,500 at the stack’s size; the crown is measured on site. Poured in place, where precast will not fit: $1,750 base.$1,756
  • FlashingResealed ($300–$700) if it is intact; replaced ($950–$3,500) if it is rusted, lifted or missing.$300 – $3,500
  • Chimney cap, single flueGalvanized $375 or stainless $475. Stainless lasts longer.$375 – $475
  • Building permit, where the town requires oneApplication, filing and the town inspection. Not included in the total below.$1,200
  • Workmanship warrantyLabor on the rebuild; demolition and hauling are not covered.1 year
  • Indicative totalExcludes the inspection (credited) and any permit.$7,666 – $10,966

Is it actually a repair?

If the brick is sound and only the mortar has failed, tuckpointing is the repair: $40 per sq ft, minimum $600. Up to 15 damaged bricks are replaced one by one, at $850 plus $75 per brick. The inspection settles which one you are looking at.

About matching the brick

New brick and mortar are matched as closely as possible and approved by you in advance. An exact match to weathered brick is not guaranteed, and white staining or color change as fresh mortar cures is normal.

Rebuild prices from our price book

  • Bricks 1–75 · 76–125$50 · $45 each
  • Bricks 126–175 · 176–250$40 · $35 each
  • Bricks 251–500 · 501–1,000$30 · $25 each
  • Rebuild minimum$2,000
  • Crown rebuild, precast · pouredL × W + $1,500 · $1,750
  • Flashing reseal · replacement$300–$700 · $950–$3,500
  • Cap per flue · custom cap$375–$475 · L × W + $1,250
  • Lift or scaffolding · permit$1,250 · $1,200

Each tier rate applies only to the bricks inside that tier; over 1,000 bricks is an office quote. The brick count here is an estimate from the stack size and height: the final price is set on site after the technician counts the bricks, and is confirmed with you before any demolition begins. Hard access raises the crown base to $2,000 (precast) or $2,250 (poured), a single-flue cap to $550 (galvanized) or $650 (stainless), and the custom cap base to $1,750. A building permit is added only where the town requires one. Inspection fees are credited toward repair work booked within 30 days; after storm damage or for a home sale, a Level 2 inspection ($350) is required instead of a Level 1. Repairs carry a 1-year workmanship warranty on labor, which does not cover demolition and hauling.

Chimney repairs that respect Boston's older homes.

Mortar chosen for the existing brick
We assess the brick and existing joints before recommending repointing. Older masonry needs a compatible mortar mix so the repair works with the chimney already on your home.
Water entry assessed as a whole
A damp wall can point to more than one defect. We check the relevant flashing, crown, masonry, and cap details to explain which repairs your chimney needs.
Repair options explained clearly
Repointing, brick replacement, and rebuilding address different problems. We explain which option fits the condition we find and what each proposed repair will cover.
The home's appearance considered
On a Boston brick rowhouse or an older detached home, visible chimney work should suit the building. Brick selection, mortar color, and joint finish are part of the repair plan.

For transparency

What this visit doesn't cover.

A brickwork estimate does not automatically include a new crown, cap, liner or flashing.

Engineering, scaffolding and unusual access need to be identified where required.

Replacement brick can be selected to suit the building, but an exact match to weathered original material is not always available.

Boston chimney rebuilding FAQs

1 icon

What decides the cost of a chimney rebuild in Boston?

The amount of brickwork and the related repairs. Small replacements are priced by brick count and larger rebuilds in tiers, all set out on our chimney rebuild pricing page. Crown, flashing, cap and access are checked and quoted as their own lines.
Faq Number

Do I need a full rebuild or just the top section replaced?

That depends on where sound masonry begins and whether there are structural concerns below it. A partial rebuild may be appropriate when lower sections are stable. An assessment establishes the proposed removal boundary and retained construction.
3 icon

How is rebuilding different from tuckpointing?

Tuckpointing renews deteriorated mortar joints while retaining sound bricks. Rebuilding replaces the affected masonry section itself. Broken units, significant movement or widespread deterioration may call for reconstruction rather than joint repair alone.
4 icon

Can new brickwork match an older Boston chimney?

We consider brick size, appearance, mortar color and joint finish when specifying the work. Availability and weathering can limit an exact match. Material compatibility and any applicable preservation requirements also guide the selection.
5 icon

Does a rebuild include a new chimney liner?

Only when the written scope says so. The liner and outer masonry perform different functions and must each be assessed. Rebuilding an exterior section does not automatically repair or replace the flue serving the appliance.
