Here is the thing about Troy's housing stock: when these subdivisions went up between 1955 and 1985, chimney waterproofing was not standard practice. Sealers of the kind we use now barely existed. You cannot see it happening for forty years, and then one spring the faces start flaking and the whole street seems to need work at once. Sealing does not reverse that — it stops the clock where it is.
Which is why timing decides the value. On a chimney that is still sound, two coats of vapor-permeable sealer are among the cheapest preventive spends available. On one that is already spalling through, sealer holds nothing and the money is better put toward rebuilding the failed section.
