CHIMNEY REBUILD IN WELLESLEY, MA

Wellesley rebuilds are usually about age, and they are usually about the top. A third of this town predates 1939, and on a chimney of that vintage the exposed courses above the roofline have taken every winter without shelter while the masonry below sat protected by the house. The result is a chimney that is sound for twenty feet and finished for the last three.

There is a second cause here that is easy to misread. Where an old chimney was repointed at some point with a mortar harder than its brick, the joints held and the brick faces gave way instead. If the brick is sound and only the mortar has failed, repointing wins by a wide margin and we will say so first. Under fifteen damaged bricks is standalone replacement rather than a rebuild. Past that, tier pricing takes over and the rebuild becomes the cheaper route to the same result.

Matching is the part that takes longest on a pre-war Wellesley chimney. Brick from the 1920s is not still in production, so the work is finding the closest available match in color, size, and texture, and laying it to the existing bond pattern rather than a modern one. Interior finish work where the chimney passes through living space. Plaster, trim, and paint inside the house are a separate trade and are not part of this estimate.

Because the replacement mortar was probably harder than the brick around it. Mortar is meant to be the sacrificial part; when it is stronger than the masonry, the brick takes the movement instead and the faces break away. It is a common finding on pre-war chimneys that have been repaired once already.

Not always, and that is worth saying out loud. If nothing vents through the chimney, removal ends the maintenance cycle rather than restarting it. We price both so you can compare the two properly instead of assuming the rebuild is the only option.
