Sourcing is the hardest part of a rebuild in this city, not the bricklaying. Where a chimney sits on a designated property, the replacement material has to satisfy the Historic District Commission as well as the homeowner — size, color, texture, and bond pattern all matter, and a certificate has to be issued before a permit can be. We propose the match and show it to you before anything is ordered.

The pricing is arithmetic rather than judgement. Every brick or stone inside the rebuild scope is counted on site and the matching tier rate applied, from $50 a unit at the smallest scope down to $25 at the largest, so bigger jobs cost less per brick rather than more. Crown, flashing, and cap are renewed while the top is open and quoted as separate lines on the same written estimate.

Under fifteen damaged units is not a rebuild at all. That is standalone replacement — bricks removed and replaced individually with the mortar matched — and it costs a fraction of tier pricing. Past fifteen, a rebuild becomes the cheaper route to the same outcome. Scopes over a thousand bricks need supervisor approval before a figure is issued. If the units are sound and only the mortar has failed, repointing wins by a wide margin and we will say so first. The gap between the two answers is wide enough that getting the diagnosis wrong costs real money, and it is settled by looking rather than guessing.

Where a rebuild is genuinely the answer, the demolition line is set on site and what sits below it is checked before anything comes down — on a solid stack the sheltered portion inside the house has usually taken almost nothing in a century. Where no appliance vents through the chimney at all, price removal against the rebuild so the comparison is a real one rather than an assumption.

What to expect

What happens during a Detroit rebuild.

Can you match brick from the 1920s?

Rarely exactly, and we will not pretend otherwise. Material of that age is largely out of production, so the work is finding the nearest available match in size, color and texture. On a designated property that match also has to satisfy the Commission, and we show you what is proposed before anything is ordered.

How do you decide where the demolition line goes?

On site, by testing what is below it. The exposed courses take everything; the masonry sheltered by the building often takes almost nothing in a century. The line goes where sound work begins, and it is photographed so you can see the reasoning rather than take it on trust.

Why count units rather than measure the chimney?

Because two stacks of identical height can hold very different quantities of masonry, and pricing by dimension pushes that difference onto whoever is less able to argue. Counting puts the number where it belongs, and larger scopes fall to a lower rate per unit.

Is fifteen bricks really the cutoff?

It is. Below fifteen, individual replacement with matched mortar costs a fraction of tier pricing. Above it, a rebuild becomes the cheaper route to the same result, and we will tell you which side of the line your chimney sits on.

Do we need approval first?

Inside a designated district, yes. A rebuild is an exterior alteration, it needs a certificate before a permit, and the specification for the replacement material forms part of that application. Outside the districts, normal permitting applies.
