Sourcing is the hardest part of a rebuild in this city, not the bricklaying. Where a chimney sits on a designated property, the replacement material has to satisfy the Historic District Commission as well as the homeowner — size, color, texture, and bond pattern all matter, and a certificate has to be issued before a permit can be. We propose the match and show it to you before anything is ordered.
The pricing is arithmetic rather than judgement. Every brick or stone inside the rebuild scope is counted on site and the matching tier rate applied, from $50 a unit at the smallest scope down to $25 at the largest, so bigger jobs cost less per brick rather than more. Crown, flashing, and cap are renewed while the top is open and quoted as separate lines on the same written estimate.
Under fifteen damaged units is not a rebuild at all. That is standalone replacement — bricks removed and replaced individually with the mortar matched — and it costs a fraction of tier pricing. Past fifteen, a rebuild becomes the cheaper route to the same outcome. Scopes over a thousand bricks need supervisor approval before a figure is issued. Standards on our chimney rebuild service page.
If the units are sound and only the mortar has failed, repointing wins by a wide margin and we will say so first. The gap between the two answers is wide enough that getting the diagnosis wrong costs real money, and it is settled by looking rather than guessing.
Where a rebuild is genuinely the answer, the demolition line is set on site and what sits below it is checked before anything comes down — on a solid stack the sheltered portion inside the house has usually taken almost nothing in a century. Where no appliance vents through the chimney at all, price removal against the rebuild so the comparison is a real one rather than an assumption.
Chimney rebuilds in Ann Arbor and chimney rebuilds in Troy run from separate offices, and the full state coverage is on the Michigan page. Local services are on the Detroit page.

Rebuild territory looks different from repair territory, and the dividing line is whether the brick or the mortar has failed.
Number two is worth learning to see. A crack following the joints is a repointing job. A crack running through the brick itself means the unit has failed, and no quantity of mortar puts that back.

Rebuilding is the last quote we want to write, not the first. If the brick is sound, we'll tell you to repoint it and we'll come back in fifteen years.
Nothing comes down before a written estimate is agreed, and on a designated property nothing comes down before a certificate is issued either. The scope is counted and photographed, the demolition line is set, and the masonry below it is assessed. Most top-section rebuilds run two to three days.

Every brick in the rebuild scope is counted on site and the matching tier rate applied. Height, access, and the condition of the masonry below are documented with photos before a number is quoted.

Rebuilds are never quoted verbally. The written estimate lists every line — brick count, crown rebuild, flashing, and cap — so you see the full total before any demolition begins, not after.

The failing section comes down course by course from the top. Sound masonry below is protected, debris is contained, and nothing travels through the house.

New brick sourced to match your original, laid to the existing bond pattern. Crown, flashing, and cap are rebuilt in the same visit and quoted as their own lines on the estimate you already approved.

Crown coat sealed, flashing set, cap fitted. Before-and-after photos go in your report, debris is hauled off site, and the 1-year workmanship warranty is in your hands before we leave.

Anything inside the house. Where the stack passes through living space, closing the structure is ours and the plaster and trim are not.
Sourcing beyond a reasonable match. We find the closest available brick and show it to you; a specialist salvage hunt for an exact period match is a different undertaking.
