CHIMNEY REPAIR IN DETROIT, MI

Repair runs $595 to $4,995 here, with most jobs between $595 and $2,500. The spread is the difference between joints and units: replacing failed mortar sits at the bottom, replacing failed brick sits at the top, and an inspection is what puts you on that scale rather than a guess from the street.

Repair is a category rather than one job. It covers repointing the mortar joints, patching or rebuilding the crown, renewing flashing at the roofline, and replacing individual bricks whose faces have broken away. Each has its own method and its own line on the estimate.

In a city where the majority of houses are masonry, one thing decides whether a repair is worth having: whether the new material matches the old. Mortar mixed to the existing color and grain, joints tooled to the existing profile, units replaced one at a time rather than skimmed over. And if the property is in a designated historic district, exterior work needs a Certificate of Appropriateness before a permit is issued — which affects the schedule rather than the scope. Full method on our chimney repair service page.

The Work

Repair now, or replace units later.

The gap between repointing and rebuilding is measured in seasons, not in money. Mortar that can be scraped out with a key is a job at the lower end of the range. Left long enough, water gets behind the face of the brick instead of through the joint, and then it is the units that have failed rather than the mortar. No amount of pointing puts a spalled brick back.

Everything is quoted first and worked second. You approve a written price before a joint is opened, and structural labor carries a 1-year workmanship warranty. Where the diagnosis points past repair territory, rebuild pricing works by brick count and we will say so rather than sell you a repair that will not hold. Worth reading first: how chimney leaks start from the inside out.

Masonry repair in Ann Arbor and masonry repair in Troy are run as separate operations, and the full Michigan service area is on the state page. Local services are on the Detroit page.

When to book

Signs a Detroit chimney needs repair.

Masonry warns quietly and then all at once. On a brick house the evidence is almost always in the joints before it is anywhere else.

01

Water stains on a ceiling or wall near the chimney

02

White staining on the exterior brick

03

Crumbling or missing mortar visible from the ground

04

Loose, spalling, or flaking brick faces

05

Rust on the damper or in the firebox

06

An inspection report flagged crown, flashing, or mortar

Numbers three and four are the two that decide which conversation you are in. Failing joints with sound brick is a repair. Failing brick faces mean the units themselves are going, and that is a different price.

We don't price by the foot. We price by what your chimney actually needs — and we put that price in writing before we touch anything.

The Brown Chimney Standard · Detroit

Historic districts, and the paperwork that comes with them.

More than twenty local districts
Indian Village, Boston-Edison, Palmer Woods, Corktown, Woodbridge, West Village and others are designated local historic districts. Work there runs on a different timeline, and we plan for it rather than run into it.
A certificate before a permit
Exterior work in a local district needs a Certificate of Appropriateness from the Historic District Commission before a building permit can be issued — and that covers elevations you cannot see from the street, including a chimney on the back of the house.
1-year workmanship warranty
Every piece of structural labor we perform is covered for a full year — in writing, not in promises.
Price fixed before we start
Measured on site, quoted in writing, approved by you — then the work begins. Never the other way around.

What to expect

What happens during a Detroit repair visit.

Quoted first, worked second, without exception. Most jobs run half a day to a full day on site. If the property is in a local historic district, the Certificate of Appropriateness has to be in hand before a permit is issued, so we establish that at the quote stage and build the review into the schedule rather than discovering it later.

01

Assessment & measurement

Every failing joint, crack, and flashing gap is measured and photographed on site. The quote is built from real dimensions, not estimates from the driveway.

02

Written quote first

You approve the exact price in writing before a single joint is ground. All structural labor carries a 1-year workmanship warranty.

03

Surface preparation

Deteriorated mortar is ground or chiseled to sound depth; failing flashing is lifted; crown cracks are cleaned and prepped for bonding.

04

The repair itself

Joints repacked with mortar matched to your brick, flashing re-set in aluminum or lead-coated copper, crowns patched and sealed with a flexible coat.

05

Photo documentation & cleanup

Before-and-after photos of every repaired area go in your report. Debris hauled, site cleaned, warranty terms in your hands before we leave.

For transparency

What a repair visit does not cover.

Full rebuilds. Once the units have failed rather than the joints, pricing moves to brick count with a written estimate before booking, and crown, flashing, and cap are priced separately on top.

The historic district submission. We provide the scope, the photographs, and the material detail the Commission asks for. Filing and obtaining the certificate is a separate step with its own timeline.

Roofing away from the chimney. Worn shingles or a soft deck get photographed and documented, but repairing the roof itself is a different scope.

FAQs

Common questions about chimney repair in Detroit

1 icon

What decides whether this is a repair or a rebuild?

Which material has failed. If the mortar has gone and the brick is sound, repointing is the answer and it costs a fraction of the alternative. If the brick faces have broken away, the units themselves have failed and pointing them does nothing. That is a diagnosis rather than a quote.
Faq Number

Our property is in a historic district. Does that stop the work?

No, it adds a step. Exterior work in a designated district needs a Certificate of Appropriateness before a building permit can be issued, and that applies even to a chimney you cannot see from the street. Routine maintenance is often cleared at staff level; larger scopes are heard at a monthly meeting. We build the timeline into the quote.
3 icon

Why does matching the mortar matter so much?

Because on a brick house the repair is visible for the rest of the building's life. Mortar that is the wrong color or tooled to the wrong profile reads as a scar from the sidewalk. It also has to behave like what is around it, which is why the mix is not a detail we leave to chance.
4 icon

What moves a job from $595 to $4,995?

Scope first, access second. A short run of joints on a reachable roof sits at the bottom. Extensive work on a tall stack sits at the top, and where a ladder cannot reach safely the lift adds $1,249 on top of the repair itself.
5 icon

The mortar looks bad but nothing has leaked. Is it urgent?

Not urgent, but it is cheaper now than later. Open joints let water into the masonry long before anything shows on a ceiling, and what follows is structural rather than cosmetic. This is one of the few repairs where waiting reliably costs more.
