WHAT CHIMNEY FLASHING DOES
Flashing is the metal seal at the joint where the chimney passes through the roof — the single most leak-prone spot on most houses. It works in two layers: step flashing woven into the shingle courses, and counter-flashing set into the masonry above it, overlapping the step flashing so water is shed outward at every level. When either layer fails, water enters the roof deck and travels, often surfacing on a ceiling well away from the chimney.

What flashing repair actually does.
The stain on your ceiling is rarely under the hole. Water enters at the flashing, runs along the roof deck or down the outside of the flue, and surfaces wherever gravity and framing let it. That's why the first job is diagnosis, not sealant — we trace the actual entry point before quoting, because sealing the wrong seam is money spent to keep the leak.
Flashing is also only one of several ways water gets in. A crazed crown, a missing cap, and failed mortar joints all deliver water into the same structure, and a leak often has more than one source. If the crown is part of the problem, crown repair gets quoted alongside the flashing so both entry points close in the same visit rather than one leak-chasing trip after another. Any pre-existing shingle or roof deck damage is documented and quoted separately, never quietly absorbed into the bill.

Can I just caulk the flashing myself?
Caulk on failed flashing buys a season at most — it seals the symptom while water keeps entering behind the metal. Proper repair means removing the failed flashing down to sound roof deck and setting new step and counter-flashing, then sealing. Caulk is the finish, not the fix.
