Flashing is the metal seal at the joint where the chimney passes through the roof — the single most leak-prone spot on most houses. It works in two layers: step flashing woven into the shingle courses, and counter-flashing set into the masonry above it, overlapping the step flashing so water is shed outward at every level. When either layer fails, water enters the roof deck and travels, often surfacing on a ceiling well away from the chimney.

Flashing is also only one of several ways water gets in. A crazed crown, a missing cap, and failed mortar joints all deliver water into the same structure, and a leak often has more than one source. If the crown is part of the problem, crown repair gets quoted alongside the flashing so both entry points close in the same visit rather than one leak-chasing trip after another.
