Here's How We Price Chimney Flashing Repair

Chimney flashing protects the junction where the chimney passes through the roof. A leaking seam in otherwise sound flashing calls for different work than missing metal, corrosion or a failed installation.

Brown Chimney offers three distinct services, priced in U.S. dollars:

  • Flashing repair — caulk and reseal: $300–$700. Existing flashing is cleaned, loose sections are re-secured where appropriate, and seams and edges are resealed with chimney-rated caulk. This service is for flashing that remains intact.
  • Full flashing coating: $400–$900. A purpose-made repair material covers the existing flashing as a continuous seal. This option is for aging flashing that is still solid.
  • Full flashing replacement: $950–$3,500. Existing flashing is removed and new step, counter and back flashing installed. The work includes sealing and restoring the roof immediately around the chimney base.

These are alternative scopes selected after assessment. They are not three charges automatically added to the same job.

Related roof damage, a new cricket or special access equipment may require separate work. Your quote identifies those items before work begins.

If water appears only during storms, our guide to why a chimney leaks in heavy rain explains what should be checked before deciding on a repair.

What drives the price

What Changes the Cost of Chimney Flashing Repair?

Condition of the Existing Flashing

Resealing, coating or replacement

Intact flashing with failed seams may be suitable for resealing. Aging but solid flashing may qualify for a full coating. Missing sections, significant corrosion or lifted flashing can require replacement. The condition of the metal and its connection to the roof determine which service is appropriate.

Chimney Size and Roof Details

Measured and assessed on site

A larger chimney has more flashing to prepare, seal or replace. Roof intersections, corners and the uphill side of the chimney also affect the work involved. Replacement pricing reflects the size and complexity of the installation, rather than a flat price per chimney.

Roof Access

Special equipment quoted separately

Roof pitch, fragile materials and restricted ladder placement affect how the work can be reached safely. Where ladder access is not safe, required lift or scaffolding equipment adds $1,250 to the primary service. The technician determines the access requirements before work is scheduled.

Related Roof or Masonry Damage

Separate scope when needed

Water may have damaged shingles or other parts of the roof before the flashing problem was identified. Separate roof patching and sealing costs $900–$3,500 when required. Crown or masonry defects may also need chimney repair work, with each repair identified separately in your quote.

What you get

What's Included in Your Chimney Flashing Repair?

The included work depends on whether your flashing can be resealed, needs a full coating or requires replacement. Our chimney flashing and leak repair service explains how the condition of the roof-to-chimney junction guides that decision.

For caulk and reseal work, we clean the existing flashing, re-secure suitable loose sections and reseal the seams and edges.

For a full coating, we apply a professional flashing repair material designed to seal the existing, sound flashing as one continuous surface.

For replacement, we remove the existing flashing, install new step, counter and back flashing, seal the installation and restore the roof around the chimney base. Pre-existing shingle damage is documented and quoted separately.

The repair covers the conditions identified in your quote. Our workmanship warranty covers defects in our labor; it does not cover water entering from unrelated roof or chimney defects.

FAQ

Common Questions About Chimney Flashing Repair Costs

1 icon
How much does chimney flashing repair cost at Brown Chimney?
Caulking and resealing intact flashing costs $300–$700. A full coating for aging but sound flashing costs $400–$900. Complete replacement costs $950–$3,500. The final price depends on chimney size, condition and the work involved. Related roof repairs, a cricket or special access equipment are separate when required.
Faq Number
Can chimney flashing be repaired without replacing it?
Yes, when the existing flashing remains sound and the problem can be addressed by resealing or an appropriate coating. Missing sections, metal that has rusted through or lifted flashing may require replacement. Sealant cannot substitute for a properly arranged flashing system: the Brick Industry Association's chimney flashing guide explains how base flashing and overlapping counterflashing work together to keep water out.
3 icon
Will flashing repair stop every chimney leak?
No. Flashing is one possible entry point. Water can also enter through damaged masonry, the crown, cap or nearby roofing. Repairing the flashing addresses the defects included in that scope. If the assessment identifies other entry points, those repairs are explained and quoted separately.
If the assessment also identifies crown damage, explore our chimney crown repair and rebuild costs to understand the pricing for that separate work.
4 icon
Does my chimney need a cricket or water diverter?
A cricket is a small peaked structure on the uphill side of the chimney that directs rainwater around it. Whether one is needed depends on chimney width, roof layout and applicable local requirements. Brown Chimney cricket installation costs $1,500–$4,000 and includes framing, sheathing, waterproofing, shingles and flashing. It is separate from standard flashing repair or replacement.
5 icon
Is chimney flashing repair covered by a warranty?
Our flashing work carries a 1-Year Workmanship Warranty covering defects in the labor we perform. It does not cover pre-existing conditions, damage from weather or other trades, or water entering through areas outside our work. Related repairs that were recommended but declined can also affect coverage. The quoted scope identifies the area being repaired.
How much does it cost to find the source of a chimney leak?
Brown Chimney's leak, smoke and odor diagnosis visit costs $150. The fee is credited toward repair work booked within 30 days of that visit. Findings are shared on site with a repair quote. Some leaks appear only under particular weather conditions and may require a separately quoted follow-up visit. Explore our chimney inspection service for other assessment needs.
