Every brick or stone inside the rebuild scope is counted on site and the matching tier rate applied — $50 a brick at the smallest scope, falling to $25 at the largest, so bigger jobs cost less per unit rather than more. Crown, flashing, and cap are renewed while the top is open and quoted as their own lines on the same written estimate.
The reason we count rather than measure is that a chimney is not priced honestly by the foot. Two stacks of identical height can hold very different quantities of masonry, and the difference belongs to you rather than to us. Nothing comes down before the estimate is agreed, and anything over a thousand bricks needs supervisor approval before a figure is issued at all.
Under fifteen damaged bricks is not a rebuild. That is standalone replacement — units removed and replaced individually with the mortar matched — and it costs a fraction of what tier pricing would. The Work
Rebuilding is the last quote we want to write.
If the units are sound and only the mortar has failed, repointing wins by a wide margin and we will say so before anything else. The distance between the two answers is large enough that getting it wrong matters, and it is settled by looking rather than by guessing.
Where a rebuild is the right answer, matching is the part that takes longest. Brick from the middle of the last century is generally still available in something close to the original color, size, and texture, which makes matching more achievable here than on genuinely old masonry — and we show you the proposed match before ordering either way. New material is laid to the existing bond pattern rather than a modern one. If nothing vents through the chimney at all, price removal alongside the rebuild; it ends the cycle rather than restarting it.

For transparency
What a rebuild does not cover.
Interior finish work where the chimney passes through living space. Plaster, trim, and paint inside the house belong to a different trade and are not part of this estimate.
Permitted work. Where a rebuild extends into liner or appliance territory, the permit goes through the Building Department at 25 Center Street under the 10th Edition of the state code, and the fee is its own line.
Scope beyond a thousand bricks. Jobs that size require supervisor review and a written estimate before they can be booked at all.

How is the price actually worked out?
