CHIMNEY TUCKPOINTING IN BURLINGTON, MA
Mortar is deliberately the weakest material in a wall. It is softer than the brick so that when the structure moves — and every structure moves — the joint takes the damage rather than the masonry. Tuckpointing is the maintenance that follows from that design: the failed mortar is ground or chiseled out, new mortar is packed into the joint, and the face is tooled to match the profile of the existing work.
Done properly, it is invisible. A repointed chimney should look like a chimney nobody has touched, which is why the tooling matters as much as the packing. Done badly, it announces itself from the street for the next thirty years.
Tuckpointing runs $595 to $4,995, with most jobs between $595 and $2,500. Scope sets the base and access adjusts it, and where a ladder cannot reach safely the lift is a $1,249 add-on documented with photographs first. What we will not do is repoint a chimney whose real problem is above the joints — if the crown is open, water is arriving from the top and new mortar will not stop it. The Work
There is a season for this, and it is not all year.
Mortar needs temperature and time to cure. Packed into a joint in freezing conditions it never reaches strength, and the repair fails faster than the mortar it replaced. In this climate that puts a real boundary on the working year, and it is one we would rather explain in October than ignore in December.
The other constraint is order. Repointing addresses water entering through the joints, which is only useful if that is where the water is entering. Where the crown has opened up, that comes first. And sealing the masonry comes afterwards rather than instead — a sealer over a failing joint holds the problem inside the wall. Sequence is most of the value in masonry work; the trowel work is the easy part.

When to book
Signs a Burlington chimney needs repointing.
Failed mortar is quiet and slow, and it shows at the top of the stack first, where nothing shelters it. Five of these six are visible with binoculars from the ground.
The third one is the earliest and the easiest to dismiss. Grit on a patio or a driveway gets swept up for two or three seasons before anyone connects it to the chimney above it. It is mortar, and once it is down there it is no longer up there.

Brick faces are cleaned down and before-and-after photos added to your report. All labor carries a 1-year workmanship warranty, and we'll tell you whether waterproofing is worth doing while the joints are fresh.
For transparency
What repointing does not cover.
Individual brick replacement. Where faces have broken away rather than joints failing, those units come out and go back as their own line item.
The crown above the work. If water is entering from the top, repointing the joints beneath it changes nothing, and we would rather say so than take the smaller booking.
Waterproofing. Always offered after repointing and never folded into it, because a sealer is only useful once the joints beneath it are sound.
FAQs
Common questions about tuckpointing in Burlington
Why does the mortar fail before the brick does?
Because it is supposed to. Mortar is formulated softer than the masonry around it so that movement and freezing damage the joint rather than the units. Repointing is simply the maintenance that design assumes will happen periodically.
Is there a wrong time of year to have this done?
Yes, and it is worth planning around. Mortar needs dry conditions above freezing to cure to strength. Packed into a joint in the cold it never gets there, and the repair fails sooner than what it replaced. We would rather book you into spring than take a December date.
Will repointing stop our leak?
Only if the joints are where the water is getting in. If it is coming through a cracked crown or failed flashing, new mortar changes nothing at all. That is exactly what the inspection settles, and paying for the wrong repair is the expensive mistake here.
How much of the chimney needs doing?
However much has failed, which is usually less than people expect. Deterioration concentrates in the exposed courses above the roofline, and repointing the section that has gone is normal rather than a compromise. We are not going to quote a whole stack to make the job bigger.
Should we waterproof afterwards?
It is worth doing, and afterwards is the operative word. Sealing sound, freshly pointed masonry protects good work. Sealing failing joints traps water behind them. Same product, opposite outcome, and the difference is entirely the order.
