Sealing masonry in a climate without freeze-thaw sounds unnecessary until you watch a DFW storm hit a west-facing chimney. Rain here does not fall so much as arrive sideways, and brick that has spent a Texas summer under ultraviolet has an open, thirsty surface waiting for it. The damage mechanism is different from the north — no ice prying the face apart — but the result is the same: saturated masonry, efflorescence, and eventually spalling.

A penetrating vapor-permeable sealer soaks into the pore structure and repels liquid water while still letting the masonry breathe outward. Film-forming sealers are a particularly bad idea in this climate: a surface film over sun-heated brick traps moisture that then expands with the afternoon heat, and the face lifts. What waterproofing does for a Dallas chimney.

Wind-driven rain is a different event from rainfall. Water pushed horizontally at a wall does not run off it — it is forced into every pore and opening the surface has, and a chimney that looks bone dry an hour later has taken a great deal of it in. Repeat that a few times each storm season and the masonry is carrying moisture it never gets a chance to fully release before the next one.

Sealing changes that arithmetic. It is also cheapest done at the right moment: right after repointing, while joints are fresh and we are already on the roof. If the crown is crazed as well — and after enough Texas summers it usually is — crown repair comes first. Sealing walls under an open crown just moves the entry point without closing it.

With crumbling joints and spalling faces, water is already past the surface. A coating over failed masonry hides the problem and can trap the moisture that is in there. Repair, then seal — in that order.
