What does Texas weather actually do to a chimney?
Thermal cycling. Sun bakes the masonry all day, the temperature drops hard at night, and the expansion opens hairline cracks in mortar. Then hail chips the crown and a storm drives water straight into them. It's slower than a freeze-thaw climate, but it ends the same way — a failed crown and water in the wall.

My chimney cap is rusted. Replace or repair?
Once a cap is rusted through, replacement is the only safe option — and in Southlake we default to stainless or copper, because galvanized won't survive the sun-and-hail cycle for long. A standard cap installs at $375; custom multi-flue caps are priced by size.
