Size is the first thing that makes crown work different here. The older brick stacks in this city are wide, often carrying more than one flue, and the crown spanning that top is correspondingly large. More surface area means more of it exposed, more thermal movement across it, and more places for a crack to start.

The crown is the sloped slab across the top of the masonry, and it is not the cap. The cap covers the flue opening and keeps rain out of the chimney's interior; the crown covers the brickwork around it and keeps water out of the structure. They sit inches apart, they are made of different things, and repairing one does nothing for the other.

A wide crown expands and contracts across a longer span than a narrow one, and cracks begin where that movement concentrates. It is the reason large stacks tend to need crown attention sooner, and the reason a crown on a multi-flue top rarely fails in just one place.

The overhang decides what happens next. A slab poured flush with the brick sends every drop straight down the face; one with a proper drip edge throws it clear. Where water has been running down the masonry for years, the joints beneath will have opened, and the cap gets checked at the same time since the technician is already at the top.

Can the crown be sealed rather than rebuilt?

If it is structurally intact, yes. Cleaning and a full crown coat application is preventive maintenance and it is the cheaper end of this service by a wide margin. Once the slab has cracked through, sealing it only conceals the problem for a season.

Is crown work an exterior alteration in a historic district?

It is at the top of the building rather than at eye level, but it is still exterior. On a designated property we confirm what is required before booking rather than assume the roofline is exempt.
