The right product changes nothing about how the brick looks. A penetrating vapor-permeable sealer soaks in and leaves no sheen, no darkening, and no film on the surface — which is why it is the version that belongs on a historic elevation, and why coatings that visibly alter masonry are the ones that cause problems with a design review.
The reason has nothing to do with appearance, though. Masonry takes on water and has to release it outward again. A penetrating sealer repels liquid water while letting vapor pass; a film traps moisture behind it, and trapped moisture that freezes expands inside the brick rather than on it. That is what takes a face off. We apply two coats across all exposed brick and mortar above the roofline, onto masonry that is clean and dry.
Sequence decides whether any of it works. Repointing comes first where mortar has failed, because a sealer cannot bridge an open joint and will simply hold water behind it. The Work
The product is chosen for what it does not do.
It must not seal moisture in, and it must not change the surface. Those two requirements rule out most of what is sold as masonry waterproofing. A penetrating vapor-permeable product satisfies both — water off the face, vapor still able to leave, and nothing visible afterwards.
The rest of the value is in what happens first. Failed joints get repointed, because a sealer cannot bridge an open one and will only hold water behind it, and a cracked crown gets rebuilt before anything is applied, since water arriving from above ignores whatever is on the sides. Applied at the end of that sequence it protects sound work; applied at the start it preserves the damage. The order is settled by the $49 assessment rather than by whichever job is booked first.

Cleaning & drying the masonry
Masonry has to be clean and dry before anything is applied. Debris, efflorescence, and loose material are cleared from every exposed face above the roofline.

First coat application
A penetrating vapor-permeable sealer goes on all exposed brick and mortar above the roofline. Never film-forming — a sealed skin traps moisture inside the masonry and destroys brick faster than rain ever would.

Second coat
A second coat is applied over the first. Two coats is the standard here; a single coat is the shortcut that shows up as failure a few seasons later.

What sealing will not do.
Bridge an open joint. Where mortar has failed, repointing comes first and this follows as its own line rather than being sold as a substitute.
Address water from above. A cracked crown puts water into the chimney past everything applied to the sides.
Restore a spalled face. Once a unit has lost its surface, sealing locks the damage in place. Those bricks are replaced individually.

Will it change how the brick looks?
No, and on a historic elevation that is the reason for choosing this product over others. A penetrating sealer soaks in and leaves no sheen and no darkening. Anything that visibly alters masonry is a coating rather than a sealer, and we do not apply those.
Our chimney has never been sealed and it is a hundred years old. Is it too late?
Almost certainly not. Sealing is worth doing on any masonry that is still structurally sound; what it cannot do is reverse damage already there. The assessment separates the two, and where units have already lost their faces those get replaced rather than coated over.
Why does it have to go on dry?
Because whatever moisture is in the wall when the sealer is applied stays in the wall afterwards. A penetrating product slows water going in from outside, which is exactly the wrong property if the water is already inside. Recent rain moves the date.
Does a chimney nobody uses still need this?
Weather does not know whether you light the fire. An unused stack takes the same rain and the same freezing as a working one, and with no warm flue helping it dry it often holds moisture longer.
Is this something we should redo periodically?
Yes, though the interval depends far more on exposure and on what sits above the joint than on any figure we could put here. A sealed chimney under a cracked crown will not hold, which is why the crown is checked before this is quoted.
