There are two entirely different jobs sharing one name. A standard single-flue cap is a stock part, fitted in under an hour, $375 installed and up to $549 where access is genuinely difficult. A wide masonry top with more than one opening cannot take a stock part at all — it needs a cover measured on site and fabricated to the actual dimensions, which makes it two visits rather than one.
Detroit produces the second job more often than most places, because the older brick stacks here are wide. Material follows the opening: galvanized steel is acceptable on a standard single-flue cap, while multi-flue covers are stainless steel only, without exception. Galvanized sheet spanning a wide top rusts through, and then it delivers water directly into the masonry it was installed to protect.
A cap that has only worked loose or lost its base seal does not need replacing at all — re-securing, re-caulking, and rust treatment is $195. The Work
What an open flue collects.
Rain going straight down an uncapped chimney lands on the smoke shelf and stays. It works on the damper, the smoke chamber, and the joints on the inside of the stack, where nothing dries out and nothing is visible from any room in the house. A rusted damper and a persistent musty smell are usually the first things anyone notices, and by then the water has had years.
Nesting is the other half. An open flue is a sheltered cavity, and the material that comes with an occupant blocks a chimney as thoroughly as a closed damper does. Where something is already in residence, extraction happens first and the cap goes on the same day — that sequence, in that order, is what stops it recurring. When to book
Signs a Detroit chimney needs a cap.
This is one of the few chimney faults visible from the sidewalk with binoculars, which makes it worth checking before booking anything more involved.
If the top of the stack has more than one opening, count the covers rather than assuming one cap is doing the work. Each flue needs its own protection, or a single stainless cover made to span the whole top.

A fabricated cover cannot be, because it has to be measured before it can be made — that is two appointments, one to measure and one to fit, and we say so at booking rather than on the doorstep. For transparency
What a cap does not do.
Protect the crown. A cap covers the flue opening; the crown is the masonry slab around it. Where the crown has cracked, that is quoted on its own while the technician is already up there.
Evict anything. If the flue is occupied, removal is a separate service and comes first — capping over an occupant makes a small problem into a serious one.
Clear a historic district. On a designated property a visible change at the roofline may need a certificate before it goes on, and we confirm that before booking rather than after fitting.

Common questions about chimney caps in Detroit
Our stack is wide with several openings. What does that need?
A stainless multi-flue cover, measured on site and fabricated to the real dimensions. Stock caps do not span a wide masonry top, and galvanized sheet at that size fails and then channels water into the brickwork. Expect two appointments — one to measure, one to fit.
The chimney has never had a cap. Is that a problem?
It is normal for a house of this age; caps were not standard when much of this city was built. What it means is that the flue has taken rain directly for decades, so the damper, the smoke shelf, and the interior joints have had no protection. That is worth inspecting before a cap goes on, so nothing gets sealed in behind it.
Can a rusted cap be repaired?

Not today, and the order is the whole point. A cap over an occupied flue traps whatever is inside. Extraction comes first, the cap follows on the same visit, and that combination is what stops the same thing happening next spring.
Do we need permission for a cap on a designated property?
Possibly, since it is a visible change at the roofline. We check before booking rather than after installing, because a cap that has to come back off costs everyone twice.
