Detroit's average house was built in 1939 and most of them are brick. That is a lot of masonry standing in good order with no paper trail behind it — no record of what has been repaired, what was repointed and when, or what is venting through the flue now compared with what did originally.
A standard Level 1 inspection is $49, carried out by a CSIA-certified technician, and the fee comes off any repair booked the same visit. It is a documented visual check of everything reachable: firebox, damper, smoke chamber, crown, flashing, cap, and the exterior masonry. You get a written pass or fail, photographs, and a same-day quote if something needs doing.
NFPA 211 sets two levels above that. Level 2 adds a camera record of the full flue interior at $149 and is the standard after a chimney fire, a change of fuel, or a property sale. Level 3 is invasive, $599 to $2,999, and only follows when a Level 2 finds something concealed. The Work
The photographs are worth more than the finding.
Half the chimneys we inspect are sound. Saying so is the point of the forty-nine dollars, and a written record that nothing is wrong is worth having when you sell, when you insure, and when somebody knocks on the door with a different opinion.
The photographs earn their keep a second time in a historic district. An application to the Historic District Commission is judged on what is actually there and what is proposed, and a dated photographic record of the existing condition is the least arguable evidence you can bring. If the finding leads to masonry repair or repointing, the same report is where the scope comes from.

When should a Detroit chimney be inspected?
CSIA and NFPA 211 both call for this once a year whether the fireplace gets lit or not. Beyond the calendar, these are what move it up the list.

Almost six in ten Detroit houses went up before 1950 and four in five before 1960. The majority carry brick exteriors, and among the Depression-era stock nearly all of them do.
The chimney is part of the structure
On a solid masonry house the chimney was laid up in the same courses, from the same material, at the same time. That makes repair structural work rather than a cosmetic patch on a veneer.
Matched, not skimmed
Mortar mixed to the existing color and grain, joints tooled to the existing profile, and brick whose face has broken away replaced one unit at a time. A repointing job should disappear into the wall, not announce itself from the sidewalk.

What happens during a Detroit inspection?
A Level 1 runs 45 to 60 minutes door to door, and we book in half-day windows rather than making anyone wait in all day. On a solid masonry house the exterior walk-around takes longer than on a frame house, because there is more to look at and the joints are the story. The technician says what he is photographing and why.

Common questions about chimney inspection in Detroit
Our house is from the twenties and nobody has ever looked at the chimney. Where do we start?
The $49 Level 1. It establishes whether the flue is intact, whether the crown is sound, and what condition the joints are in. A chimney that age is not automatically a problem in this city — brick built well lasts a long time. It is simply undocumented, and the report is what turns that into something you can act on.
Does the report help with a Historic District Commission application?
It is the part most people arrive without. The Commission judges the existing condition against what is proposed, and a dated photographic record of what is actually up there is the least arguable evidence available. We provide the photographs and the scope; the submission itself is yours or ours to file, but it is a separate step.
Our furnace vents into the chimney. Is that included?
Yes, and it is one of the more useful parts of the visit. What is connected downstairs sets what the flue has to be, and older houses here have often outlived more than one heating system. The connection and the flue get looked at together.
What is the difference between the $49 and the $149?
The $49 is a documented visual inspection of everything reachable. The $149 adds a camera run of the full flue interior, which is the only way to see what a visual check cannot reach. Level 2 is the standard after a chimney fire, a fuel change, or a property sale.
