Cutaway of a masonry chimney with an aluminum liner and a connector pipe entering from a furnace or water heater

Furnace & Water Heater Venting in Detroit, MI

Your furnace and water heater vent through the chimney too. Brown Chimney cleans that flue, replaces the connector pipes between the appliance and the liner, and installs aluminum liners for gas appliances. We do not install or service the appliances themselves.

Published prices, confirmed in writing

Flue cleaning and pipe reconfiguration are flat-priced. Pipe replacement and the aluminum liner depend on length, height and access, so those two are measured on site and confirmed in writing before any work begins.

Chimney side only

A gas furnace or water heater that vents into a masonry chimney sends cool, acidic exhaust up the flue. That exhaust condenses on the walls and eats mortar joints and clay tile faster than a wood fire does, which is why these flues deteriorate quietly for years before anyone looks inside. In Detroit's older brick housing stock, many of these flues have never been lined for a gas appliance at all.

Brown Chimney handles the chimney side of that system in Detroit. We clean the furnace and water heater flue, check the liner and joints, and replace or reconfigure the connector pipes between the appliance and the chimney. Where a chimney has no liner suited to a gas appliance, we install an aluminum liner sized for it.

Installing, repairing or servicing the furnace or water heater itself is not something we offer. A licensed HVAC or plumbing contractor handles the unit. We make sure the chimney it vents into is clean, sound and correctly connected.

The Work

What we do on a furnace or water heater flue

Flue cleaning (CLN-009): The flue is cleaned and vacuumed from the appliance connection to the top, cap clearance is checked and the liner and joints are visually checked. $300. Appliance service is not included.

Pipe reconfiguration (VNT-002): Exhaust pipes between the appliance and the liner are disconnected, repositioned, fitted with new connectors where needed, then reconnected and sealed. $350–$650 depending on configuration and access.

Pipe replacement to liner (VNT-003): Old connector pipes between the furnace or water heater and the chimney liner are removed, new pipe installed and all connections sealed. Priced on site by pipe length, material and access.

Aluminum liner for gas appliances (LNR-002): A new aluminum liner sized to the appliance, for flues that are unlined, oversized or damaged. Up to 20 ft $2,500 · 20–30 ft $3,500 · over 30 ft $4,500.

If the flue needs more than a liner, see our Detroit chimney liner relining and chimney inspection pages, or return to the Detroit services page.

When to have it looked at

Signs the furnace or water heater flue needs attention

  • White, chalky staining on the chimney above the furnace flue
  • Rust, soot or a loose joint on the connector pipe behind the appliance
  • A new high-efficiency furnace now vents through the wall, leaving the water heater alone on an oversized chimney flue
  • Moisture, odor or a sulfur smell near the appliance
  • The chimney has not been inspected since the furnace or water heater was replaced

The best installations are boring. Measured right, vented right, tested before we leave — and then it just works, every winter, for years.

The Brown Chimney Standard · Detroit

A brick city, and we work on the brick.

Built in 1939, on average
Almost six in ten Detroit houses went up before 1950 and four in five before 1960. The majority carry brick exteriors, and among the Depression-era stock nearly all of them do.
The chimney is part of the structure
On a solid masonry house the chimney was laid up in the same courses, from the same material, at the same time. That makes repair structural work rather than a cosmetic patch on a veneer.
Matched, not skimmed
Mortar mixed to the existing color and grain, joints tooled to the existing profile, and brick whose face has broken away replaced one unit at a time. A repointing job should disappear into the wall, not announce itself from the sidewalk.

What to expect

What happens during a furnace or water heater flue visit in Detroit?

The visit starts at the appliance connection and follows the flue to the top. The five steps below cover the inspection, the written price, cleaning, any pipe or liner work and the final check.

01

Appliance connection checked

The connector pipe, draft hood and the point where the pipe enters the chimney are inspected for rust, gaps, slope and loose joints.

02

Flue inspected top to bottom

Liner condition, joints, cap clearance and the flue size relative to the appliance are checked along the full height and photographed.

03

Price confirmed in writing

Flue cleaning and pipe reconfiguration are flat prices from the price book. Pipe replacement and any aluminum liner are measured and written down before work starts.

04

Cleaning, pipe work or liner installed

The flue is cleaned and vacuumed, connector pipes are replaced or rerouted, and an aluminum liner is installed where the flue needs one for the gas appliance.

05

Draft and connections verified

Every joint is sealed and the appliance draft is checked before we leave, so exhaust goes up the chimney and nowhere else.

FAQs

Questions about furnace and water heater venting in Detroit

1 icon

Do you install furnaces or water heaters?

No. We work on the chimney side only: cleaning the flue, replacing the connector pipes and installing aluminum liners for gas appliances. A licensed HVAC or plumbing contractor installs and services the unit.
Faq Number

Why does a furnace or water heater flue need cleaning?

Gas exhaust is cooler and more acidic than wood smoke. It condenses in the flue, corrodes mortar and tile, and leaves deposits that narrow the passage. Cleaning removes the deposits and gives us a clear look at the liner.
3 icon

My new furnace vents through the wall. What about the old chimney flue?

The water heater is usually left venting alone into a flue sized for two appliances. That oversized flue drafts poorly and condenses heavily. The usual fix is an aluminum liner sized for the water heater.
4 icon

How much does an aluminum liner cost in Detroit?

By chimney height: up to 20 ft $2,500, 20 to 30 ft $3,500, over 30 ft $4,500. Aluminum is for gas appliances only; wood and oil need stainless steel, which is on our chimney liner page.
5 icon

Is the work covered by a warranty?

Pipe replacement, reconfiguration and liner installation carry our 1-Year Workmanship Warranty on labor. Cleaning is a maintenance service and is not covered. Products carry the manufacturer's warranty.
