A large share of Southlake's fireplaces are the factory-built units that came with the house — perfectly adequate when installed, and now twenty-five or thirty years into a service life. Many are gas log sets in a metal firebox: decorative, inefficient, and increasingly hard to source parts for. Replacing one with a modern sealed insert is the most common installation conversation we have here.

The Osburn Matrix 1900 wood insert is $11,995 fully installed; the Majestic Ruby gas insert $12,995 — including liner, venting, and gas and electrical subcontractor allowances. Gas is the popular choice here for the obvious reason: instant fire for the dozen genuinely cold evenings a year, with no wood to store. Every installation starts with a $49 inspection confirming the flue can host the appliance.
An open builder-grade firebox is ambiance; a sealed insert is ambiance that works. For the handful of cold nights north Texas gets, an open masonry or prefab box pulls more warm air out of the house than it delivers. A sealed insert reverses it — controlled flame, real radiant heat, and with gas, fire at the push of a button.
Replacing a factory-built unit has one requirement worth knowing: the venting is a listed system, so the replacement has to be matched to it or the venting replaced alongside. That is established during the inspection, not discovered mid-install. Where the existing flue is a masonry chimney sized for wood, a correctly sized liner is part of the package rather than a surprise afterward. If the existing gas unit is faulty rather than finished, a repair is the cheaper conversation and we will say so.
