Every package is fully installed. That means the appliance itself, professional installation, venting and connections where applicable, and standard allowances for the work the appliance requires — gas line for gas units, electrical for stoves and inserts, venting hardware for everything that needs it. If you already have a fireplace and chimney, an insert is a 1-day install. If you're starting from nothing — no chimney, no venting — there's gas line work, electrical, framing, and a building permit. The calculator factors this in once you tell it which situation you're in.

FINISH WORK

The package covers the appliance and install. It does not include the surround, mantel, or hearth work that makes the fireplace look finished. Surround remodeling starts at $3,995, mantels at $2,995, hearth extensions at $2,495 — each priced separately so you only pay for what you actually want.

New venting installations require a permit in most municipalities. We file the permit and coordinate the inspection so you don't have to deal with the township office. For drop-in inserts using existing venting, a permit usually isn't required — we'll confirm during the on-site assessment.

A free-standing stove (wood, pellet, or gas) sits on its own hearth and requires its own venting system. Inserts are typically faster and less expensive to install in homes with existing fireplaces; stoves give you more placement flexibility but require more setup work.

Do I need a building permit for a new fireplace install?
Yes — for almost any installation that involves new venting, gas line work, or chimney work, your municipality will require a building permit. We file the permit and coordinate the inspection for $1,195 (ADM-002). For drop-in inserts that use existing venting, a permit may not be required — we'll confirm during the on-site assessment.

Are gas line and electrical work included in the package price?
Allowances vary by appliance. Gas appliance packages (APP-002 Gas Insert, APP-003 Gas Fireplace) include both gas line and electrical subcontractor allowances. Wood, pellet, and electric packages include electrical and venting allowances where applicable, but no gas line (since they don't burn gas). The Gas Fireplace package, for example, includes a $2,400 fireplace allowance, $1,000 electrical allowance, and gas line allowance. If your specific job exceeds an included allowance, the difference is billed and quoted in writing before any work begins.

Can I supply my own fireplace unit?
No — we don't install customer-supplied units. All packages include the appliance itself because we stand behind every install with a 1-year workmanship warranty, and that requires units we've sourced and verified. If you want a higher-end model, the upgrade is priced at MSRP difference only — quoted in writing before booking.
