The craft, done properly
CHIMNEY LINER & RELINING IN SOUTHLAKE, TX

The liner is the continuous surface inside your flue. It contains heat and combustion gases so they never reach surrounding framing, gives the flue the correct diameter for the appliance so it drafts properly, and protects the structure from acidic byproducts of combustion.

Southlake has a complication most markets do not. A large share of homes here have factory-built chimneys — UL-listed assemblies where the venting is part of a tested system, not an open masonry flue you can drop any liner into. Fitting a generic liner to a listed system voids the listing and, more practically, is unsafe. Where the chimney is masonry, the usual driver is sizing: a flue built for a wood firebox is far too wide for a gas appliance, which lets exhaust cool and condense. Material is code — 316L stainless for wood, aluminum acceptable for gas, per NFPA 211. Full detail on our chimney liner service page.

The Work

What relining does for a Southlake chimney.

You cannot see a failed or mis-sized liner from the room. On a masonry flue a cracked tile is a gap where gases reach framing. On a factory-built system, corroded or displaced venting components do the same. Neither announces itself until it does, and a camera run is the only honest way to know which you are dealing with.

The listed-system question is the one worth asking early. If the house has a factory-built chimney, replacement components must be listed for that specific system — which sometimes means the honest answer is replacing the venting rather than lining it. That is established during the evaluation, before anything is ordered. A correctly sized liner is also part of every Southlake fireplace installation we quote.

Our Dallas crew covers the southern metroplex, and together we handle the full Texas service area. See the local service list on the Southlake page.

When to book

When does a Southlake chimney need relining?

Liner problems are invisible from inside the house, so most of these arrive through an inspection rather than through the fireplace.

01

You've had a chimney fire — heat almost always damages tile liners

02

A camera inspection found cracked, gapped, or missing flue tiles

03

You're switching fuel type — wood to gas, or gas to wood

04

You're installing an insert or a new appliance

05

The chimney has no liner at all, which is common in older homes

06

Pieces of clay tile are appearing in the firebox

On a factory-built system, replacement components must be listed for that system — a generic liner voids the listing. A $49 inspection establishes which chimney you have before anything is quoted.

A liner fails silently. There's no smell, no smoke, no sign in the room — right up until there is one. That's why we look before we guess.

Built for hail, heat, and shifting clay.

Tarrant County hail country
Hail dents flashing and chase covers without leaking that day — the failure shows up weeks later. We check after every major storm season.
Clay soil moves what sits on it
North Texas clay swells and shrinks with the seasons, and a heavy chimney on top of it moves too. We establish whether it has settled before rebuilding anything.
Workmanship guarantee in writing
Every structural repair is backed in writing, with the scope explained clearly before work begins.
Price fixed before we start
Measured on site, quoted in writing, approved by you — then the work begins. Never the other way around.

What to expect

What happens during a relining?

Relining in Southlake is quoted after the flue is evaluated. Standard drop-in installations complete in a day; listed-system work and clay tile removal take longer and are scoped during assessment.

01

Assessing the existing flue

The flue is assessed before anything is quoted. Where the interior needs to be seen rather than assumed, a camera inspection is offered as its own line — you'll know the cost before we run it.

02

Sizing & material selection

The liner is sized to your appliance and flue. Wood-burning systems get 316L stainless steel only; gas appliances can take aluminum. NFPA 211 sets that rule, not preference or price.

03

Old liner removal

Where a failed liner is already in place, it comes out first — top plate, cap, and full extraction — and the bare flue is re-inspected before anything new goes down.

04

New liner installation

The liner runs the full flue height with top plate, cap, appliance connector, and thimble, code-compliant per NFPA 211. On exterior chimneys and cold climates we'll offer an insulation wrap and price it separately.

05

Connection & documentation

The appliance connection is completed and the installation photographed for your report, with the 1-year workmanship warranty on all labor performed in writing.

FAQS

Common questions about chimney liner & relining in Southlake

1 icon

How do I know if my Southlake chimney needs relining?

Only a camera evaluation can tell you. Common triggers here are a past wood-to-gas conversion that left the flue oversized, corroded components in a factory-built system, or cracked clay tile from a lightning strike or structural movement.
Faq Number

Can you reline a factory-built chimney?

Sometimes, but not with a generic liner. Factory-built chimneys are UL-listed assemblies, and replacement components must be listed for that specific system. Occasionally the honest answer is replacing the venting rather than lining it — established during the evaluation.
3 icon

My fireplace was converted to gas — does that matter?

It matters a great deal. A flue sized for a wood-burning firebox is far wider than a gas appliance needs, which lets exhaust cool and condense rather than draft. Relining to the correct diameter is what fixes it.
4 icon

What kind of liner does my chimney need?

It depends on the fuel, and it is not optional. Wood-burning appliances require 316L stainless steel; gas appliances can use aluminum. NFPA 211 sets that rule, and the liner is sized to your specific appliance.
5 icon

How long does relining take in Southlake?

A standard drop-in installation typically completes in a day. Listed-system work, clay tile removal, or smoke chamber repair take longer and are scoped during the assessment — the timeline is confirmed in writing with your quote.
