The liner is the continuous surface inside your flue. It contains heat and combustion gases so they never reach surrounding framing, gives the flue the correct diameter for the appliance so it drafts properly, and protects the structure from acidic byproducts of combustion.
Southlake has a complication most markets do not. A large share of homes here have factory-built chimneys — UL-listed assemblies where the venting is part of a tested system, not an open masonry flue you can drop any liner into. Fitting a generic liner to a listed system voids the listing and, more practically, is unsafe. Where the chimney is masonry, the usual driver is sizing: a flue built for a wood firebox is far too wide for a gas appliance, which lets exhaust cool and condense. You cannot see a failed or mis-sized liner from the room. On a masonry flue a cracked tile is a gap where gases reach framing. On a factory-built system, corroded or displaced venting components do the same. Neither announces itself until it does, and a camera run is the only honest way to know which you are dealing with.
The listed-system question is the one worth asking early. If the house has a factory-built chimney, replacement components must be listed for that specific system — which sometimes means the honest answer is replacing the venting rather than lining it. Liner problems are invisible from inside the house, so most of these arrive through an inspection rather than through the fireplace.
On a factory-built system, replacement components must be listed for that system — a generic liner voids the listing. A $49 inspection establishes which chimney you have before anything is quoted.
