Mortar is the sacrificial layer — softer than brick or stone on purpose, so it weathers instead of the material around it. In north Texas it wears without any freeze-thaw involved: ultraviolet breaks down the surface, daily summer swings expand and contract the wall, and then a DFW storm drives rain sideways into whatever the sun has opened.
Brown Chimney tuckpointing runs $595–$4,995 depending on scope and access. Joints are repacked with refractory-grade mortar and tooled to match the existing profile. Southlake adds a wrinkle: a great many chimneys here are stone veneer rather than brick, and the joint profiles on veneer work are wider and more irregular — matching them takes a different hand than a running brick bond. Once a joint recedes past the face, storm water stops running off the wall and starts driving into it. A vertical shower does little to sound masonry; the same rain pushed sideways at forty miles an hour into an open joint is a different event, and north DFW supplies several of those a year.
The prep decides everything: joints ground out until sound material is reached, then repacked in layers and tooled to the original profile. A smear over crumbling mortar survives one Texas summer and fails in the next storm. Watch for diagonal stair-step cracking though — that pattern means the ground is moving, and repointing alone will not hold. Stair-step cracking usually points to soil movement rather than weathering. A $49 inspection tells you which you are dealing with before you spend anything on mortar.
