Here's How We Price Chimney Tuckpointing

Repointing removes deteriorated mortar from the joints between bricks and replaces it with new mortar. Brown Chimney lists this service as Tuckpointing — Mortar Joint Repair.

Our pricing applies to the area being repointed, with the scope measured and confirmed on site:

  • Mortar joint repair: $40 per square foot, with a $600 minimum.
  • Difficult access: an additional $500 where applicable.
  • Related work: damaged brick replacement, waterproofing, crown repairs and other necessary work are separate.

For example, 50 square feet of repointing costs $2,000 with standard access. With the hard-access charge, that repointing line becomes $2,500, before any separately quoted work.

For a smaller 10-square-foot repair, the calculated amount is $400, so the $600 minimum applies.

The quoted area matters. A repair to one chimney face does not include the remaining faces unless they are listed in the scope. Your quote identifies the areas being repaired and the applicable access charge.

Not sure whether the problem is limited to mortar joints? Our guide to the signs of chimney problems explains the symptoms that warrant an assessment.

What drives the price

What Changes the Cost of Chimney Repointing?

Area That Needs Repair

$40 per square foot · $600 minimum

The measured repointing area determines the base price. Localized deterioration may involve one section, while widespread joint damage may affect several chimney faces. We establish the repair boundaries on site so the quote reflects the work required.

Roof and Chimney Access

Difficult access: +$500

Steep or fragile roofs, tall chimneys and restricted ladder placement can make the work harder to reach. Difficult access adds $500. Where ladder access is unsafe, required lift or scaffolding equipment is separately itemized at $1,250. The access arrangement is assessed on site.

Condition of the Bricks

Brick replacement quoted separately

Repointing replaces mortar; it does not replace cracked, broken or deteriorated bricks. If the assessment identifies damaged masonry units or a more extensive structural problem, our chimney repair service can establish the additional work needed. Those repairs are listed separately.

Water Entry and Related Repairs

Additional work depends on the cause

Failed crown details, flashing defects or other moisture sources may need attention alongside the mortar joints. Repointing alone cannot resolve every route for water entry. Any related repairs and recommended masonry waterproofing are explained separately before the scope is finalized.

What you get

What's Included in Your Chimney Tuckpointing?

Our chimney tuckpointing service covers removing worn mortar from the agreed areas and repacking the joints with new mortar matched to the existing masonry. Cleanup is included.

The repair is limited to the sections identified in your quote. Whole-chimney repointing is included only when the quote specifically covers the whole chimney.

Mortar selection considers compatibility with the existing masonry as well as appearance. New mortar will not match weathered mortar exactly, so repaired sections may remain visibly different.

Brick replacement, crown work, flashing repairs and waterproofing are separate services. Our workmanship warranty covers defects in our labor; it does not cover pre-existing conditions, weather damage or water entering through areas outside the work performed.

Repair areas identified in the quote

Removal of deteriorated mortar within the agreed scope

Preparation of the joints for replacement mortar

New mortar matched to the existing masonry

Repacking and finishing of the repaired joints

Cleanup of the repointing work area

One-year workmanship warranty on our labor

After the mortar repair, we may recommend our chimney waterproofing service to reduce water absorption into suitable masonry. The treatment is assessed and quoted separately.

Common Questions About Chimney Tuckpointing Costs

1 icon
How much does chimney repointing cost at Brown Chimney?
Chimney repointing costs $40 per square foot of repointed area, with a $600 minimum. Difficult access adds $500. For example, a 50-square-foot repair costs $2,000 with standard access or $2,500 with the hard-access charge. Brick replacement, waterproofing, special access equipment and other necessary work are separate.
Faq Number
Are tuckpointing and repointing the same thing?
The terms are often used interchangeably when homeowners discuss mortar joint repairs. Technically, repointing means removing deteriorated mortar and replacing it, while traditional tuckpointing describes a decorative joint treatment. Brown Chimney's service on this page is mortar joint repair. The National Park Service's repointing guide explains the distinction and the importance of mortar compatibility.
3 icon
Does the quoted price cover the whole chimney?
Only if the quote explicitly includes the whole chimney. Pricing covers the measured areas identified for repair. One face or a localized section may be quoted separately from the rest of the chimney. Ask which faces and sections are included when reviewing the scope.
4 icon
When does a chimney need rebuilding instead of repointing?
Repointing may be appropriate when deterioration is concentrated in the mortar joints and the surrounding masonry remains suitable for repair. Extensive brick deterioration, displacement or structural instability may require rebuilding part of the chimney. An on-site assessment determines the scope. If rebuilding is recommended, explore our chimney rebuild costs to understand how that work is priced separately.
5 icon
Is waterproofing included with tuckpointing?
No. Masonry waterproofing is a separate service that Brown Chimney recommends considering after mortar joint repairs. It reduces water absorption into the brickwork but does not replace missing mortar or fix defects in the crown, cap or flashing. Our guide explains why even a rarely used chimney may need waterproofing.
Will the new mortar match my existing chimney?
We aim to match the existing masonry, but an exact match to weathered mortar is not guaranteed. Compatibility matters alongside appearance, particularly with older brickwork. The repair should use mortar appropriate for the existing materials rather than selecting a mix solely because its color looks similar.
