Sweeping is the mechanical removal of creosote and debris from the full flue, the smoke chamber, and the firebox. Creosote is what wood smoke leaves behind when it cools before it gets out, and at an eighth of an inch it stops being residue and starts being fuel inside a heat column. A brush is how it comes out.
An open masonry fireplace here is $299 to $449. A wood stove, pellet stove, or fireplace insert is $349 to $549, because the appliance usually has to come away from the wall before the flue can be reached properly. There is a third service that gets overlooked: furnace and water heater flues are cleaned at $299, and in a town where oil and gas heating are both common that is not an afterthought.

The Work
Not all deposits come off with a brush.
Creosote arrives in stages. Stage 1 is a light soot and Stage 2 is flaky and dark; both brush away. Stage 3 is glazed — hardened and tarry — and a brush will slide straight over it. That needs PCR chemical treatment from $1,500, applied on one visit and mechanically removed on a second twenty-four hours later, with the fireplace out of use in between. It is quoted in writing before anything starts.
What produces Stage 3 is not time so much as what was burned and how. Unseasoned wood, slow smouldering fires, and a flue that never gets properly warm all push deposits toward glazing. How often a chimney really needs sweeping depends on those far more than on the calendar, and the technician establishes the stage during the visual check rather than after the brush is already in.

When to book

Repairs found from the roof. Cap, crown, or flashing problems get photographed and quoted on their own lines, never absorbed into the cleaning price.

How often does this need doing?

We heat with a wood stove rather than an open fireplace. Is it the same job?
No, and it is priced differently at $349 to $549. A stove or insert usually has to be drawn away from the wall to reach the flue and connector properly, and the pipe and collar joints get inspected while it is out. That is included, not extra.
Our furnace vents into the chimney too. Does the sweep cover that?
Only if you book it. Furnace and water heater flues are cleaned as their own $299 service. In a town where plenty of houses run oil and plenty run gas, that flue is doing real work and it collects real deposits — it just does not share a price with the fireplace.
What is the difference between a $299 sweep and a $1,500 treatment?
The state of the deposits, not the size of the chimney. Ordinary creosote brushes out on one visit. Glazed Stage 3 creosote has to be chemically broken down first, which means two visits twenty-four hours apart and the fireplace out of use between them.
Can you clean the chimney and the dryer vent on the same visit?
Usually, and it is worth asking when you book. Both need a technician inside and often on the roof, so combining them saves an appointment.
