CHIMNEY CAP INSTALLATION IN WELLESLEY, MA
A cap is the cover over the top of the flue. It keeps rain out of the chimney, keeps animals and nesting material out of the smoke chamber, and carries a wire mesh spark arrestor. A standard single-flue cap is $375 installed, up to $549 where access is genuinely hard, and a cap that is merely loose or rusting at the base can often be re-secured and re-sealed for $195 instead of replaced.
Material depends on what is being covered. Galvanized steel is acceptable on a standard single-flue cap. Multi-flue covers and chase covers are stainless steel only, no exceptions — a galvanized cover over a wide opening rusts through and puts water into the masonry or the framing underneath it.
Wellesley produces both jobs on the same street. The wide pre-war Colonial stacks around the Hills often carry two or three flues under one crown and need a custom cover measured on site. The teardown rebuilds have a framed chase where the cover is the only thing standing between weather and wood. The cheapest part of the chimney, protecting the most expensive.
A missing cap costs nothing to live with until it costs everything. Rain falling straight down an open flue soaks the smoke shelf, the damper, and the mortar joints inside, where nothing dries and nothing is visible. Damper rust and a persistent damp smell are usually the first signs anyone notices.
Animals are the other half. An uncapped flue in this part of Massachusetts is a ready-made cavity, and nesting material blocks the flue as effectively as a closed damper. Removal is a service in its own right, and it is always followed by a cap the same day — otherwise the same tenants return next spring. Since the technician is already at the top, the crown gets checked on the same visit.

When to book
Signs a Wellesley chimney needs a cap.
Most of these are visible from the ground with a pair of binoculars, which is more than can be said for the rest of the chimney.
On the newer half of town, look for a metal chase cover instead of a cap. Those are stainless when done properly and galvanized when done cheaply, and the galvanized ones stain rust down the side of the chase long before they leak. That stain is the warning.

Crown repair. The cap sits above the crown but does not protect it. Where the slab underneath has cracked, that is quoted as its own line while the technician is already at the top.
Chase cover fabrication on the newer builds. That is a custom stainless part measured on site, and it is a different job from a cap with a different price.
Animal removal. Where the flue is already occupied, the removal is its own service and the cap follows it on the same visit — never before, or the animals are sealed in.

Common questions about chimney caps in Wellesley
Our 1920s chimney has never had a cap. Is that unusual?
Not for a house that age — caps were not standard when it was built. It does mean the flue has taken a century of rain straight down, so the smoke shelf, the damper, and the joints inside have had no protection at all. That is worth looking at before the cap goes on.
Our chimney is wide and has more than one flue. Does that change the price?
Yes. A wide stack needs a custom stainless cover measured to size rather than a stock cap, so it is priced by its actual dimensions and takes two visits — one to measure, one to fit. Wide multi-flue stacks are common on the older Wellesley Colonials.
Can a rusted cap be repaired instead of replaced?
If it is loose or the base seal has failed, yes — re-securing, re-caulking, and rust treatment is $195. Once it has actually rusted through, replacement is the only honest answer and repairing it just delays the same conversation.
Something is living in our chimney. Do we cap it now?
Not yet. Capping an occupied flue traps the animal inside, which turns a removal into a much worse problem. The order is removal first, cap the same day — that combination is what stops it recurring the following spring.
Our house was rebuilt and has metal on top, not a cap. Is that the same thing?
Related but different. That is a chase cover, and it seals the whole top of a framed chase rather than one flue. Ours are stainless only, because a galvanized cover rusts through and puts water into the wood framing underneath.
